We are a modern fresh thinking Architectural Studio based in South London and Bedford. We have a wealth of experience in anything from bespoke house extensions and new builds to larger mixed use commercial projects. We are design focused with a keen eye for technical detail. - PROCESS -
- ON SITE CONSULTATION -
We will come out to site to discuss your project in further detail and to develop the brief for the project. Following our meeting we will supply you will our projected scope of works and aligned fee proposal for consideration
- SURVEY -
Once the projected scope of works and fees have been agreed we will look to come out to conduct a full measured survey of the property to enable production of the existing drawing set.
- CONCEPT DESIGN -
Following the survey we will incorporate all the requirements outlined in the brief into a draft drawing issue. This will be issued to you for comments. We typically undertake 2-3 rounds of comments until the desired design is reached. Pre-planning advice from the local authority can be submitted at this stage if required
- DEVELOPED DESIGN -
Once we have agreed upon the final design we will develop the scheme in further detail and produce all necessary drawings and documents for the formal Planning Submission. Planning Permission typically takes 8 - 10 weeks
- TECHNICAL DESIGN -
Upon receipt of the successful planning decision we will look to instruct our structural engineers to produce any calculations required. Once the engineers report is received we will look to incorporate into our technical drawing issue for submission to building control.
*Structural Engineering and Building Control fees are in addition architectural fees
- TENDER -
Upon receipt of the successful plan check from building control we will add any further information to the drawing set to enable accurate costings to be made. The complete detailed drawing set, engineers calculations and specifications will then be submitted to our recommended contractors for quotations.
- CONTRACTOR SELECTION / CONTRACT -
Following the receipt of quotations we will assist you in selecting the most suitable contractor for the project. Once a decision has been made we will aid you informing a suitable domestic building contract between yourself on the contractor to ensure each parties obligations are fully understood.
- CONSTRUCTION -
During construction we will make weekly site visits to the project to inspect works to ensure that the project is:
progressing inline with the approved drawings, is on programme and is being delivered to the level of workmanship expected. We will assist in any on-site / building control queries during this stage. Once works are nearing completion we will develop a snagging report for the contractors attention prior to formal sign off.
